What To Invest In If You Have $10k-$50k-$100k+ Cash (Asset Classes + Strategies)

Every day, my inbox / DMS's are flooded with this one question:
“Hey Brian, I’ve got $10K / $50K / $100K. What should I invest in?”

But behind that question is a mindset / clarity constraint.
Not a capital constraint.

99% of people fall into one of two camps:


🥊 Camp 1: Hustlers with $0–$10K

They’re fired up. Motivated. At the starting line of their race to financial freedom.
“dude, I want out of corporate! I’ll do whatever it takes!”


💡 Camp 2: Earners with $20K–$200K+

"Im saving up for the perfect deal"

Yet the issue is you don't have what that is defined.

You have heard 9 million asset classes, 10 million strategies, and can't figure which is best for you, today.

“I’ll wait for the right deal.”
“I just need to learn a little more.”
“Maybe next quarter…”

And that’s how you stay stuck on the golden hamster wheel.


So here’s the truth no influencer will tell you:

Your money won’t save you.
Only movement will.

Let me give you the real roadmap based on capital levels—so you stop wasting time, and start building cashflow.

🚧 $0–$10K: Don’t Invest. Stabilize.

Your job isn’t to grow money—it’s to build a cash cushion

In this phase, you need to make sure an emergency won't wipe your family out.

Stack your cash, keep your peace of mind. Don't even think about investing (in anything) yet

  • Save $10K emergency fund
  • Build skills that generate more income (sales, operations, lead gen, etc.)
  • Stop following 17 different investment gurus. Focus on income first.

Best thing you can do here?
Become undeniable at solving valuable problems.


📚 $10K–$30K: Invest in Education + Access

This is where most people screw up.

They want to stretch every dollar into a rental or Airbnb—and then wonder why they’re overwhelmed with broken toilets and zero cashflow. This is most people i speak with - daily.

Today - you think saving $40-50k to put into a rental property will get you financially free.

It wont....at least not within 10 years.

This is the phase where you invest in skillsets (education) and network (access to capital and experience)

An example of this is our Acquisitions Director for Action Academy - Mason Miranda.

Mason had no experience, no capital outside of about $15k saved.

He invested in education to learn multifamily investing, he networked with hundreds of mentors and capital partners, raised millions of dollars, and now has a portfolio of over 200 doors (within last two years). From zero real estate.

So - Here’s a better idea:

  • $10K in savings
  • $10K–$30K toward world-class skill-building and networks

Not YouTube tutorials. Not $97 courses.
I’m talking about getting into the rooms where the real deals happen and the real operators hang.

Because you don’t need more information.
You need proximity and accountability.

The number one thing that millionaires pay for is access.

To more talent, more capital, more partnerships. Period.

⚠️ $50K: Avoid This $50K Mistake

This is where the LP trap begins.

LP = Limited Partner.
You wire $50K to a syndicator and pray for 8% returns while owning a class B bathroom in Boise Idaho.

Sounds sexy.
Feels “safe.”

But here’s the hard truth:

LP investments are for people who never want to quit their job.

Surgeons. Lawyers. High-income W2s who want passive, predictable income to supplement their career until retirement.

But if you’re trying to replace your income?
LP is not your path. You’ll make $3K–$4K per year. Total.

You can’t buy back your freedom $300 at a time.

Also - no, you will not learn how to buy massive deals by being an LP, you'll only learn how they communicate with investors.


🚀 What To Do Instead (With $50K)

Here’s where you turn the corner:

If you want to quit your job this year:

  • Partner with 1–2 others and buy a small business
  • $120K down on a $1.2M business
  • One partner operates, others bring capital
  • Split six-figure salaries
  • Get profitable month one

If you’re playing a 2–4 year game:

  • Invest in a commercial deal operator’s team (sweat equity)
  • Offer to find and run deals for equity
  • Earn 10–15% in your first deal (on GP side)
  • Stack experience, credibility, broker relationships
  • Then raise capital and go big for next deal

Both paths work.
Pick the one that fits your life season—and run it hard.


💣 $100K+: Now You’re Dangerous

This is where things get real.

With $100K+ you can:

  • Fund your own deal
  • Buy a cashflowing small business
  • Be a private money lender
  • Become a GP with operators
  • Co-invest in land flips and pop $20-30K+ in 90–120 days

It’s not about “more options.”
It’s about choosing a game you can win.

At $100k + the primary thing you're looking for is access to seasoned operators and mentors so you don't waste your time with bad or small deals.
